'Farrelly Cottage' was built in the 1830s on one of the first blocks of land to be purchased in the Southern Midlands hamlet of Tunbridge. The property remained in the same family for around115 years before it was on sold in 2001. It demonstrates perfectly the principal characteristics of Georgian architecture.

'Farrelly Cottage' has been beautifully restored and offers a combination of traditional building materials with modern comforts. Constructed of stone which has been cement rendered and painted it has a stone skillion extension keeping the home thermally stable throughout the changing seasons of the Midlands.

The cottage has three bedrooms. The master with a built-in cupboard, original fireplace and outdoor access via a set of French doors - perfect for summer months gentle breezes. The second bedroom has a reverse cycle air conditioning unit and can comfortably house a queen size bed and the smaller third bedroom makes for a cosy slumber but could easily double as a study/library.

The in-built woodfire in the sitting/dining room provides warmth to the stone skillion extension. The kitchen, bathroom & living room have the convenience of a reverse cycle heater/cooler to work alongside the more traditional wood heater. Local timbers have been used throughout the kitchen that also offers a walk-in pantry, quality appliances and ample under bench storage options.

Both the bathroom & laundry share the same space. It is modern and comfortable with a large shower recess and a clever dual toilet situation with one in the bathroom and the other accessed from outside - a "gardeners loo".

Access to a relaxing outdoor entertaining area and low maintenance court yard that surrounds the cottage, is from the living room French doors. There is a secure stone single lock-up garage offering storage options for garden equipment.

Set on a 4426m2 (1.093 acre) approx. block there is an all-weather driveway for easy parking. Stable and timber yards have remained on the property as a tribute to the previous owner, racing identity Vic Farrelly and his two well-known Standardbreds Prancing Ruby and Prancing Percy, who were both bred on the property.

The property is connected to town water, septic sewerage system and NBN is connected to the cottage.

Bypassed by the Midlands Highway and set on the banks of the Blackman River, Tunbridge (known originally as Tunbridge Wells after the famous English spa town) offers a tranquil charm well removed from the urgency of the commuting traffic along the highway.

The Tunbridge Community Club is within walking distance of number 125. Several events are conducted annually within the village at the local Town Hall keeping the local community spirit very much alive.

Drive-by postal and essential grocery items can be delivered by Australia Post. Oatlands is only 15 minutes drive and the well serviced Campbell Town is a similar distance north.
